CO-LIVING, WITHOUT THE NOISE

You have probably seen it advertised. Before you spend a dollar on it, spend 13 modules understanding it — what it costs to run, what goes wrong, who it suits, and how to assess anyone selling it. Including us. About 13 modules of combined video and reading. Review it in one sitting or five; it remembers where you were.

Registering opens the material and does nothing else. Nobody will call you.

Who this
suits

A completed project

Land plus build

Is typically $1.5 to $2 million

Around $600,000 of that is your contribution, in cash, usable equity or a combination. The balance is borrowed against the asset.

That $600,000 is a floor, not a target, and having it does not on its own mean the borrowing works. Your household has to service the balance alongside everything else it is already carrying.

Usable equity is the part of your existing property equity a lender will let you draw on. It is usually less than the total.

The education is free and open to anyone. The $600,000 is what a project needs — not what the material costs, and not a promise that you qualify for.

How it works

13 short modules on how co-living property works in Australia: what it is, how the numbers stack up, how sites and builders are chosen, and what happens if you decide to go ahead. Once you’ve completed the Core requirement, reviewing any 9 of the 13 modules, you’ll unlock the opportunity to have a conversation with one of our founders.

Take it over several visits if you prefer. More reference material is available for anyone who wants it, about 152 minutes of video in total.

What The Program Covers

One building, nine suites, nine separate tenancies, a specialist manager — and how it differs from the four things it is usually confused with. A converted rooming house, Student accommodation, A sharehouse, or SDA housing.

What a project costs, what it earns, what it costs to run, and how it is financed. The running costs are shown, not skipped.

What land has to have, how few sites clear it, and why the pool of builders is small.

Vacancy that arrives in ninths, a management job heavier than a normal rental, valuation that cuts both ways, and timelines that extend.

The questions to ask anyone selling co-living — and how Harmony answers them, including how we are paid.

In the media

Our founders have been commentators in the property investment and finance space for the last decade.

What our clients say

Teegan Colombera

I’ve been working with the guys at The Harmony Group for years now and couldn’t be happier with everything. The team really knows their stuff and takes the time to understand what you’re trying to achieve, rather than pushing a one-size-fits-all solution. They’re easy to deal with, transparent, and genuinely care about getting good results for their clients. I wouldn’t hesitate to recommend them to anyone serious about what these guys help with. We have one project successfully delivered and another one incoming. Big thank you to Tony and Swathi specifically but the whole team was great.

We’ve had a really positive experience with The Harmony Group so far throughout our property journey. The team has been responsive, professional, and clear in their communication, and we’ve felt well supported at each step.

In particular, Swathi, Ian, and Tony have been patient, helpful, and proactive whenever we’ve had questions or needed clarification, which has made the process feel smooth and reassuring. It’s been easy dealing with a team that is organised and genuinely supportive.

So far, everything has been well managed, and we feel confident continuing the journey into the next stage. Thank you to the team — looking forward to what’s ahead.

About Harmony
Why we give this away

We would rather have fewer, better conversations. Publishing what we know costs us very little, and it means the people who do come to us have already worked out whether this suits them. A good number will conclude it does not. That is a result, not a loss.

We build in Victoria only. Melbourne’s middle ring, Frankston and a smaller area around Geelong. How we are paid is explained inside the material, plainly, before anyone has to ask.

13 modules, against a decision this size

A project is $1.5 to $2 million. 13 short modules understanding it is not much to ask of yourself. If it talks you out of it, it has done its job, and we will consider that a good outcome.

Frequently asked questions

Yes. If you later choose to engage Harmony to deliver a project, that is a separate paid service, explained inside the material.

About an hour of video or reading for the core. Take it over several visits if you prefer. More reference material is there for anyone who wants it.

No. Registering opens the material and does nothing else. If you decide you would like to talk to us, you complete a short position statement and book a time.

No. The $600,000 is what a project needs, not what the material costs. Anyone can work through it — including people who are two years away, or who will never proceed.

Yes. Finish the core and complete the position statement first, so the conversation is about your circumstances rather than the basics.

Victoria only — Melbourne’s middle ring, Frankston and a smaller area around Geelong. You do not have to live where you build; investors elsewhere in Australia are welcome. If you are based overseas, ask us before you start, because different rules apply to foreign buyers.
